4 Year Chart Showing Every Sale in New Canaan

The attached chart of single family home sales shows the trends over the last four years in New Canaan at every price point.

I am providing it so that residents and realtors can draw their own conclusions. Often we fall into the trap describing the New Canaan market as a whole when the truth is that different parts of the New Canaan market are behaving differently.

For example, in the category of homes over $5 million we've seen a decline from 6 to 2 this past year. But, averaging the last four years it looks like a more modest decline at the high end.

Conversely, we've seen an increase in the number of sales under $1 million in the past year from 46 to 59.
