REGULAR MEETING 7:00 P.M.

1. Discussion with Robert Stephan, SWRPA Representative.

PUBLIC HEARING

2. Discussion and review of the draft Village District Design Guidelines. Consideration and possible adoption of the Village District Design Guidelines. A complete copy of the draft guidelines, dated June 14, 2010, is on file in the office of the Town Clerk, the Planning and Zoning Department, and the Town's website: www.newcanaan.info. Interested persons may appear and be heard and written communications will be received. (Continued from the June 8, 2010 Special Meeting).

3. Upon application of Edward Mellick, Mellick & Sexton, P.C., Authorized Agent, for St. Lukes Foundation Inc., owner, for a Special Permit of Section 3.2.C.7 to allow the existing portable classroom building to remain for an additional four years, for property at 377 North Wilton Road, in the Four Acre Residence Zone (Map 40 Block 105 Lot 90).

4. Upon application of 47 Jelliff Mill, LLC, owner, for a Special Permit of Section 7.1.A.2 to restore building's appearance prior to 1949 and change from a non-conforming mill use to a nonconforming office use, for property at 47 Jelliff Mill Road, in the One Acre Residence Zone (Map 30 Block 11 Lot 221).

5. Deliberation and any possible action on a closed public hearing item.

6. Upon application of Park Slope Association Inc., owner, for a Special Permit of Section 6.5.C.3.a to erect a six-foot high fence in front of units 197-205 Park Street, for property at 197-205 Park Street in the Apartment Zone (Map K Block 10 Lot 1009). (Public Hearing closed at May 25, 2010 meeting).


7. Site Plan approval application of Jason E. Baer, Personal Training Professional, LLC, 28 Vitti Street (DAB Properties LLC, owner, 26 Vitti Street), pursuant to Section 6.3.D.2, for approval of sign on building to identify place of business, for property in the Business B Zone at 28 Vitti Street (Map T Block 71 Lot 749).

8. Sign Task Force Report

a. Wells Fargo, 152 Main Street – two wall signs on facade, six information signs, two plaque signs (listing hours), and three directional signs.

9. Report from the Conservation Commission.

10. Administrative Actions or other matters as may properly come before the Commission (Town Planner).

a. Connecticut Siting Council's public hearing Tuesday, July 13, 2010 at New Canaan Town Hall on T-Mobile Northeast LLC's application, Docket No. 401, for a Certificate of Environmental Compatibility and Public Need of a telecommunications facility at 208 Valley Road.
b. Discussion of summer schedule extension of hours for the Outback New Canaan Teen Center, Inc., Town of New Canaan, owners, 71 Main Street.

11. Approve minutes of the May 25, 2010 Meeting and the June 8, 2010 Special Meeting.
