16 Cross St. Commercial Site Changes Hands for $1.7M


16 Cross St. in downtown New Canaan, which includes multiple buildings and a parking lot, has been sold for $1.7 million, according to property transfer records in the Town Clerk's Office.

Located at 12 Cross St. are Lisa's Classic Cuts (hair salon), the Edwardian Dog Grooming Salon and New Canaan Lawn Equipment.

Anthony Frattaroli and Carmela Frattaroli sold half of the the commercial real estate to 3M Capital Trust LLC of 80 Main St., New Canaan, on April 11 for $850,000.

Brushy Ridge LLC, with an address of 376 Halley Ave., Fairfield, sold the other half for the same price to 3M Capital Trust.

According to the EntitySource.com website, Rushy Ridge LLC was formed in March by John Lapolla of New Canaan (founder of New Canaan Lawn Equipment, one of the businesses at the site) and Janet Bacco of Norwalk manager of the lawn equipment company.

Bacco told The New Canaanite online news website that there were no plans to move the business.

The address of the buyer, 3M Capital Trust — 80 Main St., New Canaan — is that of Karp Associates LLC, a home-building company that specializes in "renovations, construction management, custom homes and real estate consulting," according to its website. Arnold M. Karp, owner of the business, is the registered agent for 3M Capital Trust.
