Downtown New Canaan Retail/Office Building Hits the Market

One of the newest properties up on the New Canaan real estate market already has a couple people calling it home.

Anyone interested in getting a foothold in the beautiful downtown village of New Canaan has the opportunity to do so now that the fully occupied, two-story 109-115 Elm Street has hit the market. The building, coming in at 9,431 square feet of retail and office space, is set right in the heart of town.

Interested buyers don't even need to worry about filling the space, something associates at Cushman & Wakefield's Private Capital Group said is a bonus to those interested in the space as they already have tenants. Ralph Lauren, Nails Hollywood and Image Design Group are already housed in the building and make up 84-percent of the net operating income of $456,016.

"[Buyers] are looking for an investment property," said a representative from Wakefield & Cushman. "They'll be buying it because they want the tenants and the cash flow."

Surrounding neighbors include J.Crew, Ann Taylor and Vineyard Vines and the building has access to the municipal parking lot behind it via the on-grade second floor of the property.
